How Much Does a Roof Replacement Cost in North Carolina?

I was talking to a homeowner last month. Good guy. Owns a nice place in Raleigh, been there 12 years.

His roof started leaking after a bad storm. He called three contractors and got three wildly different quotes. One said $8,000. One said $14,000. One said $22,000.

Same house. Same roof. Three numbers that make no sense together. 

He had no idea who to believe, and honestly, neither would I. 

So let’s break this down: How much does a roof replacement cost in NC?


The answer: $8,000 to $20,000+

For most North Carolina homes, a full roof replacement runs between $8,000 and $20,000. The average homeowner lands around $12,000–$14,000.

That’s a wide range.  


What drives the cost?

1 – Size. Roofing is priced per “square” (that’s 100 square feet). Most NC homes are 20–35 squares. More roof = more money.

2 – Material. This is the biggest lever.

  • Architectural shingles (the most common): $4–$7 per sq ft installed

  • Metal roofing: $8–$14 per sq ft installed

  • Premium designer shingles: $10–$15+ per sq ft installed

Most homeowners go with architectural shingles. They look great, last 25–30 years, and hold up reasonably well against NC’s storms and humidity.

3 – Pitch. Got a steep roof? That costs more. Harder to work on, slower to install, more safety equipment required.

4 – Tear-off. If you’ve got two layers of old shingles up there already, they have to come down first. Add $1,000–$2,000 to your estimate.

5 – Decking damage. Sometimes contractors get up there and find rotted wood underneath. Common in older NC homes. Budget a small cushion for surprises. 


NC has a climate problem your roof knows about

North Carolina is tough on roofs. You’ve got humid summers, ice storms in the mountains, hurricane-season wind and hail in the east, and intense UV in the Piedmont.

Cheap materials don’t last here. A bargain roof that fails in 12 years instead of 25 is an expensive mistake you pay for twice.


Should insurance cover it?

Maybe. If your roof was damaged by wind, hail, or a named storm, then yes, your homeowners insurance likely covers replacement minus your deductible. 

Age and neglect? That’s on you.

Always file a claim before assuming you’re paying out of pocket.


The bottom line

Budget $12,000–$15,000 for a typical NC home with architectural shingles. Get three quotes. Make sure each contractor is licensed in North Carolina and pulls the proper permits.

And don’t just chase the lowest number. My neighbor went with the $8,000 guy.

He’s already had two leaks.
